Landlord Preparation Checklist for the Renters’ Rights Act 2025

Tenancy Agreements & Documentation

 

Review all existing ASTs and prepare for automatic conversion to Assured Periodic Tenancies (APTs).

Stop offering new fixed-term ASTs or ATs, as these will be invalid under the new regime.

​

Update tenancy templates to reflect periodic tenancy terms and remove references to section 21 notices.

 

Prepare written statements of terms for new APTs, including required information and advance notice grounds.

 

Draft tenant information notices for existing tenancies to send within one month of the Act’s commencement.

Create a pet request procedure including written request forms and a 28-day response timeline.

 

Review superior lease terms for pet restrictions and prepare to justify refusals.

Advertising & Marketing​

​

Set clear advertised rent levels and do not accept offers above the listed rent.

 

Remove discriminatory language from adverts, such as “No DSS” or “No children”.

 

Prepare for PRS database registration and ensure property and landlord details are ready.

Operational Readiness

​

Train staff and agents on the new rules and responsibilities.

 

Join the landlord redress scheme once it launches.

 

Monitor government updates for regulations, guidance, and court form changes.

 

Budget for increased legal and operational costs including tribunal fees and compliance expenses.
